Ed is the managing member and founding partner of Independent Settlement Services. Ed graduated from the University of Pittsburgh in 1991 with a degree in Communications. Over the past 25 years, Ed has created four successful startup companies all serving the mortgage industry. His experience in sales management and strategic planning combined with his passion for creating true vendor partnerships has allowed his companies to prosper in a cyclical industry. As President & CEO of Independent Settlement Services, Ed oversees the executive management team and is responsible for the company’s growth and bottom line. His vision for the company is to continue creating efficiencies for mortgage lenders as a true vendor partner and nationwide service provider. Ed has earned Small Business Person of the Year Awards for Western Pennsylvania and was a finalist for the US Small Business Person of the Year.
Christopher Seymour Senior Vice President, Director of Sales
Chris joined Independent Settlement Services in 2014, and leads the company’s sales and marketing team. He has an accomplished track record of developing new business partnerships in the real estate finance industry by creating value for the client and cultivating long-term relationships. Chris has over 15 years of sales management experience in the real estate appraisal and title management industry. Prior to joining Independent Settlement Services, Chris worked for iMortgage Services, as Vice President, National Sales for 7 years. Chris attended the University of Pittsburgh’s Katz Graduate School of Business, where he earned his MBA. He also holds a Bachelor of Science from the University of Washington.
Joyce G Chezosky Executive Vice President of Human Resources and Business Services
Joyce Chezosky is the Executive Vice President of
Human Resources and Business Services at Independent Settlement Services.
She is an original founding partner of ISS. Joyce is responsible
for human resources which encompasses retaining and hiring top notch employees,
human resources and health benefits management and compliance, payroll,
policies and procedures and business purchasing for the company. Before
joining Independent Settlement Services, Joyce worked as a Purchasing Agent for
Bayer Corporation in their Chemical Division. She was responsible for purchasing
for the Pittsburgh site and helped to implement a streamlined purchasing card
program corporate-wide. Joyce was nominated as part of a team for a
Quality Excellence and won the President’s Achievement Award in 1995
Kayla started with Independent in 2010 as an
Account Specialist. Since then, she has been an important asset to the company,
working her way through several positions including, Client Relations
Supervisor, Operations Supervisor, Sales and Marketing Manager and now serves
as VP of Sales and Marketing. She has maintained long-term relationships, while
developing new opportunities for Independent.
She is also in charge of creating Independent’s marketing material, maintaining
the company website, and updating the social media accounts. Kayla’s knowledge
of the company and industry has allowed her to start a new training
program for Independent’s new employees. Prior to Independent, she was a
marketing representative for a software company. She also attended Robert
Morris University, where she earned her BA in Business Communications.
Ashley Hyatt serves as Vice President of
Operations at Independent Settlement Services where she oversees day-to-day
company operations and performance of the Appraisal, BPO, and Alternative
Valuation teams. She is a critical element in the achievement of Independent's
overall mission of ensuring consistent, on-time delivery of quality valuations
that meet client expectations. Ms. Hyatt has 8 years of experience in the
appraisal management and banking industry. Her prior experience and expertise
include Appraisal Operations, Quality Assurance, Compliance, and Vendor
Management. Ms. Hyatt holds a Bachelor of Science in Business Management from
East Carolina University.
April began her journey with Independent Settlement Services
when we first opened our doors in 2005. With prior mortgage closing
experience (9 years), she brought client requirement knowledge to our operation
and her positive attitude and hard work has kept her busy over the years.
With her vast industry knowledge, she has often moved within the company
between our Appraisal Operation and Title Department as needed. She has
now moved into the role of Supervisor for the Title Department. This
includes overseeing the complete management and performance of the department,
with a specialty in Closings, Foreclosures, Title Insurance, Customer Service,
and Vendor Management. April's commitment to clear communication and
expertise in both sides of the loan transaction shines through in her
dedication to meeting the needs of clients, borrowers, and vendors.

Independent is committed to providing our customers with accurate real estate information and property valuation services. Our process starts with the vendor selection and the quality of our vendor panel. We use smart vendor management technology to assign orders to the most qualified vendor based on performance. Our strategy to assign the highest scoring vendors improves the overall quality of our reports, which ultimately leads to a higher rate of customer satisfaction.Our best-in-class quality control includes automated quality control software combined with manual reviews of all reports. We believe in delivering a high quality product so that you can make business decisions with confidence.
Independent operates as an unbiased third-party vendor partner and service provider to the mortgage industry. We manage all products and services in compliance with federal and state laws as well as specific industry guidelines. More specifically, we adhere to the Dodd-Frank Act in accordance with Appraisal Independence Requirements (AIR), TILA-RESPA, and the Interagency Appraisal and Evaluation Guidelines.
Independent has adopted written policies and processes to provide services in compliance with regulatory requirements, including Appraiser Independence Rules (AIR) created in the 2010 Dodd-Frank Wall Street Report and Consumer Protection Act. Independent supports a contact form called “report AIR infraction” so that a vendor can report and communicate any violations of appraiser independence during the valuation process. All instances, including those communicated by our staff, are reported to our Compliance Department for review and follow up action.
All vendors must by pre-qualified to become approved on our panel. Our vendor approval process includes the review of vendor qualifications and supporting documentation, confirmation on ASC.gov (for appraisers), review of recent work and verification of insurance. Our software conducts continuous audits of existing vendors for documentation compliance, including license expiration and insurance verification. Independent uses vendor scorecards to rate each real estate professional on our vendor panel. Every report is scored for quality based on predetermined rules sets and manual review. This allows vendors to compete for business based on the quality of their work and their service level performance. Vendors can communicate with Independent online through our secure online vendor portal or get support by contacting us by e-mail or by phone.
At Independent, we understand the importance of safeguarding information and data. We utilize a highly secure web application hosted at SSAE 16 (SOC) data centers that are ISO 9000 and 27001 certified. Our best-in-class software technology from ExaTech utilizes the nation’s leading infrastructure from Amazon Web Services. Servers run from data centers located in multiple locations across the United States. Our application requires secure access for all users so that no one can access our system without valid credentials. The application is controlled by multi-factor authentication and contains encrypted data storage. Our company also uses all reasonable, good-faith efforts to maintain physical, electronic and procedural safeguards to protect non-public personal information.

But when a complex report came up, they were also patient and respectful. Then I began to notice that the assigners also are consistently courteous and RE savvy. I even like the ISS portal. So, I've dropped a couple of other AMCs and do my best work because I respect this company right back! Thanks much, ISS.
